Butlerville, Ind., man finds
demand for wildlife habitat

New venture helps landowners
enhance property for nature

BUTLERVILLE, Ind. (March 2014) – The challenges of starting a new enterprise require a disciplined entrepreneur, as David Monroe knows firsthand. Since 1996, the Butlerville, Ind., resident has operated his own construction and remodeling company, Monroe Construction. Now he’s venturing into a second business, one he hopes will allow him more time outdoors.

David Monroe’s experience with helping friends turned into a profitable business venture.

Whitetail Enhancement Services is a new company that offers property owners assistance with enhancing land for wildlife. Monroe, 48, first began learning about habitat improvement as a hobby. “I’ve always enjoyed hunting and fishing,” he said.
He started by managing his own land in Ripley County, Ind., and working on property projects for friends. This experience led him to consider land development as a professional opportunity.
Monroe said Whitetail Enhancement Services targets clients who are interested in improving their land as habitat sites but lack the time or expertise to do it themselves. “With my other business doing well, I have the flexibility to explore this new adventure.”
The process begins with Monroe collecting background information on a client’s particular type of land and listening to their goals and expectations. He then meets the client for a walk through the property to assess possibilities for the area. Whitetail Enhancement Services varies prices according to location and the specifics of a job.
“No two parcels are alike,” Monroe said. “For example, some have cover and water sources but lack food sources, and vice versa.” During his walkthrough, Monroe takes notes and photographs to determine the type of improvements the property supports. He works closely with the landowner to create an execution plan for the work needed. The services Monroe provides include adding mineral sites, food plots, trail manipulation, enhancing bedding areas and establishing new ones, hunter travel paths and more.
Monroe said he has enjoyed taking his affinity for land improvement to the next level. He gathers regular experience by performing assessments of recreational listings for Meisburger and Associates, a real estate brokerage in Versailles, Ind.
“We’ve been working with David for years,” said Sandy Pickett, a Meisburger and Associates agent. She said Monroe walks the brokerage’s tracts of land with potential for wildlife and hunting. After taking aerial views and plotting the surroundings, he rates the area from one (poor) to five (excellent).
“He’ll see how he can make it a five. It really helps with getting to know the property,” Pickett said.
Pickett has worked in real estate for 12 years. While wildlife enhancement is still a fairly new aspect of the business, she said, “Monroe’s assessments help clients discover land that matches their intentions. The clients love it. We’ve had plenty of good feedback on David’s work.”
Client feedback helps Monroe in turn. He is dedicated to expanding his knowledge of property enhancement and hopes to network with other land development professionals. “For now, I have no plans of ever quitting my construction business,” he said, “but I would love to mix in a few days in the beautiful outdoors God has created. My goal is to help landowners and fellow hunters improve their property and make their next hunt more successful.”
Monroe will promote Whitetail Enhancement Services with a booth at the third annual Antertalk.com Deer Show in Jennings County, Ind. The deer show will take place from 9 a.m. to 5 p.m. Saturday, March 8, at the Rolling Hills Shrine Club at 3815 State Road 7 in North Vernon, Ind. The event will feature on-site vendors and deer scorers. Entry is $5.
Monroe maintains a page for Whitetail Enhancement Services on Facebook, where he documents his land assessments. His page is certainly full of information, even taking on an educational aspect as he provides commentary on his work. The online photo albums afford potential clients an inside look at how Monroe evaluates properties. He also posts updates on unsold land that meets his criteria for hunting viability, as well as details on a particular property’s support for certain animal traffic and trail additions.
But hunting enthusiasts should keep in mind that no wildlife area is optimized overnight. Success, Monroe writes on the Whitetail Enhancement Services Facebook page, is a long-term commitment and a lot of hard work.
